About Hawook

We help foreign buyers find the right freehold property in Phuket.

That's a more specific job than it sounds. Most international buyers arrive at Phuket property already overwhelmed — by 500+ active developments, conflicting advice from agents on commission, marketing brochures that say everything is "luxury" and "exclusive," and a legal landscape that's actually navigable but rarely well-explained. By the time they find a project they like, they're usually not sure whether the price is fair, whether the developer can be trusted to deliver, or whether the "guaranteed rental yield" in the brochure is real.

Hawook exists because that buyer deserves a better starting point.

What we do

We review freehold property in Phuket and tell you what we think.

Every project on Hawook has been independently assessed against six criteria: developer track record, location quality, build and design integrity, pricing against the local market, ownership and legal structure, and investment potential. Projects that meet our bar get a Hawook Recommended badge. The ones we think are genuinely best-in-class get a Hawook Top Pick badge. Projects we wouldn't put in front of a buyer don't appear on the site at all.

For each project, we publish a Hawook's Take — a substantive editorial paragraph explaining what we think and why. Then a Hawook Verdict laying out who should buy, who should skip, and what to watch for during the buying process.

We also surface the operational data buyers actually need: full pricing, floor plans, payment plans, ROI models, foreign quota status, and our market comparison against other developments in the same area. Some of this requires creating a free account — not because we want your email, but because developer agreements require we know who's accessing detailed pricing.

What we don't do

We don't list every project in Phuket. We're not an aggregator. We're not trying to be FazWaz or Dot Property or Hipflat. Those platforms have their place; we have ours.

We don't list projects we wouldn't recommend. If a developer has a poor delivery track record, if the pricing is misaligned with reality, or if the legal structure has risks we can't comfortably explain to a buyer, we don't include the project. That's the whole point.

We don't write what developers ask us to write. Our editorial opinion is independent. Developers don't see our reviews before publication. Some projects in our catalog have agency agreements with us; others don't. The presence or absence of an agency agreement doesn't change our editorial assessment — it changes whether we can earn commission if you buy through us.

We're not lawyers, accountants, or tax advisors. We do our homework on legal and financial questions and we share what we've learned, but we'll always recommend you bring in proper professional advice before signing anything significant.

Who we are

Hawook is a Thai-registered brokerage based in Phuket. We're a small team — that's deliberate. The platform's editorial quality depends on people who know the local market firsthand, have visited the projects we review, and have direct relationships with developers we can hold accountable.

Codi Mansbridge founded Hawook in 2025 after spending years watching foreign buyers make property decisions with poor information. The starting principle was simple: buyers were paying premium prices but getting amateur-hour advice, and the platforms were optimized for traffic rather than outcomes.

Yogi is Hawook's operations lead, based in Indonesia, who handles buyer follow-up, content updates, and the daily work of keeping the platform's data accurate. If you submit an enquiry, Yogi is most likely the person responding within the hour during Phuket business hours.

We're currently focused on Rawai and Nai Harn in southern Phuket — the area we know best. We're expanding to Bang Tao next, then progressively across the island as we can do each area justice. We'd rather review 50 projects well than 500 projects superficially.

How we make money

We're paid agency commission by developers when our recommendations lead to closed sales. This is the standard model for property brokers in Thailand and globally — buyers don't pay us directly. We're paid for outcomes, not for placement.

We turn down agency agreements with developers whose projects don't meet our bar. We won't list a project just because we could earn commission on it. The editorial independence is the asset; we don't trade it.
